Five Post Oak Park: Building Features

Neighborhood Overview
This property is located within one quarter of one mile of the San Felipe Road/West Loop intersection, approximately one mile northeast of the Galleria shopping complex. The Property is within six miles west of downtown, 24 miles southwest of Bush Intercontinental Airport and 15 miles northwest of Hobby Airport.

Land uses adjacent to Five Post Oak Park include a wooded, landscaped common area park and high density residential to the north and to the west; the 263-room St. Regis Hotel to the East. A town home development north of Five Post Oak Park, just beyond the Post Oak Park association’s common area park.

Description
Five Post Oak Park consists of a 28 floor, 567,396 square foot Class A office building. The property was completed in 1982 on a prime 3.6-acre site in Houston’s prestigious Galleria area. Five Post Oak includes a seven level parking garage and an enclosed skywalk connection over Post Oak Parkway which connects to the main second floor elevator lobby. The property was designed with several unique architectural features, including arched windows on the lower two levels overlooking the park to the north. The Property’s main elevator lobby on the second floor includes 12 passenger cabs.

Levels
Five Post Oak Park has 28 floors. The ground floor includes a popular restaurant and twin travertine staircases leading up to the second floor. The second floor encompasses the main elevator lobby and a bridge connection over Post Oak parkway into the third level of the adjacent parking facility.

Site
Five Post Oak Park occupies a prime 3.6-acre site along Post Oak Parkway.

Typical Floor
Five Post Oak park floor plate is irregular in shape with a concave face on the north elevation. The highly functional plat design has bay depths that are for the most part uniform at between 38’ and 40’, accommodating a wide variety of space plans. Floor sizes generally vary between 20,200 and 20,800 net rentable square feet.

Amenities
The most valuable Five Post Oak Park’s amenity is the park like setting and character of its immediate neighborhood. Other on site amenities include:

Five Post Oak Park operates with 13 passenger elevators, one dedicated service elevator that spans Floors 1Ð27, and three hydraulic garage elevators. The 12 passenger cabs are organized into three banks, connecting the second floor elevator lobby with Floors 3Ð11, Floors 12-19, and Floors 19-27. Passenger cabs have dimensions of 55”x66” with a 9’11” ceiling. Access to the 28th floor is available from a single shuttle cab. The high-rise shuttle currently lands only on Floors 27-28 in accordance with tenant preference, but is designed to span floors 26-28. The garage is served by three hydraulic elevators with five landings each.

Loading Dock
Service deliveries vehicle and tenant moves are handled from a loading dock on the west side of the structure. The freight elevator is conveniently accessible from the dock area and available for delivery service to all tenant floors.

Construction
Five Post Oak park is a poured in place steel and reinforced concrete structure. The parking garage is constructed of precast concrete members supported by poured in place reinforced concrete columns.

Exterior
Five Post Oak Park’s exterior combines the use of horizontal travertine spandrels and alternating reflective vision glass glazed in aluminum.

Roof
The east and west end of the roof are three-layer felt, tar and gravel systems leading up to an aluminum dome roof affixed to a metal-framed structure. All roof components are part of the original system and have been well maintained. Revenue producing telecommunication equipment is on the roof.

HVAC
Five Post Oak Park operates with a central HVAC plant in the lower level of the adjacent parking facility. The plant supplies chilled water to 58 air handlers with 13 exterior and seven interior zones per floor. Heating is provided with electrical resistance type strips. A Computrols 2001 EMS was installed during 2001 and 2002, with variable frequency drives, greatly increasing the HVAC system efficiency.

Interior Finish
Base building standard corridor finish includes 33 oz. large carpeting, USG Eclipse 2’ x 2’ ceiling tiles with Donn Centricitee 9/6” heavy duty grid; painted walls; hollow metal door frames, full height wood doors, and travertine walls in passenger elevator lobbies.

Lighting
The original building standard lighting was metalux 2’ x 4’ three-lamp fixtures. The new standard is 2’ x 4’ parabolic fixtures with 3” louvers, 277 volt, with three lamps and a low harmonic electronic ballast.

Life Safety
Five Post Oak Park life support systems include pressurized stairwells, fire fighter’s elevators communications systems, emergency programmed elevators, fire and smoke detection, audible and visible fire alarm signals, and a fire command with annunciator panel at the dock area. All floors contain two extinguisher cabinets, two manual pull stations, and strobes. Floors 9, 11, 12, 13, 17, 20, 23, 25, and 26 have corridor sprinkler installations to protect glass only.
